In order for a homeowner, condominium, luxury high rise, co-operative, property owner, time share resort condominiums or master planned community association to truly flourish and for it to be enjoyed by all members, the governing documents need to be followed by all owners. Here at QPM, we recognize that this can sometimes become a daunting task and that there are times when a unit owner does not commit to the community association living lifestyle. Whether the reason is because of the lack of knowledge and/or understanding of what the rules are or a blatant disregard for community standard; we understand that bringing a neighbor into compliance can be a problem for most Board of Directors, and rightfully so, as they have to remain friends and neighbors with violating homeowners. When hiring Qualified Property Management, the Board will not have to deal directly with these owners, avoiding confrontation and uneasy situations. When adverse situations arise, they will be addressed according to the stipulations of your governing documents.


QPM's Violation Department works hand in hand with the assigned community association manager as well as the Board, ARC Committee and the Fining Committee when dealing with CC&R (Covenants, Conditions and Restrictions) issues. Using our state of the art management software the assigned member of the violations department also generates violation letters, logs the information to the unit file, and the system will automatically remind the violations department and the manager to follow up with an inspection. This program generates a monthly report for the Manager to include in his/her Manager Report at your next Board Meeting. This report can be generated at any given time for a Board or Committee Member.


QPM is also now proud to announce the availability of the new TracerPro mobile based violation software serving Hillsborough, Pinellas, Pasco, Hernando and Citrus Counties in Florida. As one of only a few firms in the state of Florida currently utilizing this software, managers are able to take a picture of the violation in your community and with the push of a button the information is automatically relayed back to our management software, including a picture, time and date stamp as well as GPS pinpoint location; all of which are inserted into the violation letter that is sent to the violating homeowner. An amazing advancement in the enforcement of your Covenants!

QPM in there to help stretch our association dollars. Nobody likes to be told what to do or how to do it, but that's what you sign up for when you live in a Deed Restricted Community. Everybody likes a clean neighborhood, club house, swimming pool, tennis courts, etc... but to maintain those amenities, dues have to be paid and the rules followed. Qualified Property has done a great job on enforcing the rules of our community (that we all agreed to.)

I'm not on the board in my community, but I attend the meetings and see their job. It's a time consuming and thankless job that I have no interest in, but it needs to be done. Since the economy has gone downhill and foreclosure on the rise and I know a lot of other communities that show neglect. A God Send!. QPM is a God Send!!! Our last managers made paperwork a mess, and were always dropping the ball on dues and violations. We've recently signed up for our 3rd contract and have been with them now for 7 years. My HOA could not be happier!
