QPM: Working With Communities

Working With Your Association

Condominium Pool

Here at QPM, we recognize that the Board is the boss. Our role is to serve as advisory to the Board of Directors, help to keep you compliant with Florida Statute, assist in the day to day as well as long term financial planning of your Association as well as oversee any on site employees and/or vendors; all to ensure a smooth, seamless operation of your homeowner, condominium, luxury high rise, co-operative, property owner, time share resort condominiums or master planned community association.

In order to accomplish this, we strongly subscribe to the belief that communication is the foundation of any successful endeavor. Whether we are providing an on site or a portfolio manager to your community, each of our licensed community association managers (LCAMS) can be reached via landline, mobile phone, email or fax. By offering a direct line of communication, we are able to give prompt attention to the requests of all unit owners and respond to emergencies immediately.

Each community association we manage differs from the next. Although the main functions may be similar, by custom tailoring each of our management agreements to meet the individual needs of our customers, QPM is able to provide a unique approach to the management of your association. Below you will find some of the general and specialized services we offer our clients:

LCAMS
Licensed Community Association Managers and Support Staff:

Each of our managers are duly licensed by the State of Florida, have met and continue to meet all education requirements in order to maintain their community association manager (CAM) license. QPM assists and supports all of our managers to achieve additional designations, such as CMCA (Certified Manager of Community Associations), AMS (Association Management Specialist), PCAM (Professional Community Association Manager) and the LSM (Large Scale Manager) designation.

When you have QPM as your association management firm, we assign more than just a licensed community association manager to your account. Each of our clients is also assigned a complete support staff, representing different departments, to serve as support and assistance to the manager.

This allows the Board of Directors direct communication with each department associated with the operation of your account, whether its accounts receivable, accounts payable or the individual who is sending out violation notices. Keeping our customers in the know at all times!

Receptionist

Upon entering any QPM facility you are greeted by the warm welcome of our receptionist. However, our approach to the management of your community transforms this person into much more than an ordinary receptionist. Responsible for greeting every homeowner, board member and vendor alike, our receptionists also handle the multitude of phone calls that come into our offices each day, log the call within each specific community file, direct the caller to the appropriate department representative as well as work closely with various real estate firms to successfully handle the sale or purchase of units within your community.

Work Orders

Our work order department is responsible for the input and tracking of any Board approved work order for your community. Available upon request by the Board of Directors, a full report is given tracking each and every work order associated with your community, detailing the requesting owner, the nature of the request, the maintenance individual or vendor assigned to complete the task as well as whether or not it has been completed to date. Also, integrated with our interactive community websites, our work order system streamlines the efficiency of the operation of your association.

These services and more are only a small part of what Qualified Property Management offers communities located in Hillsborough, Pinellas, Pasco, Hernando and Citrus Counties in Florida.
